Durango's 200-acre Luxury Colorado Ranch to be Sold at Auction

Ute Junction Ranch, a 200-acre luxury ranch located in Durango, Colorado and spans the base of the spectacular La Plata Mountain range, will be auctioned off without reserve on Friday, May 6. Previously advertised for $20 million, the magnificent home boasts approximately 20,400 square feet of indoor living space and provides unique facilities in the area, including paved access, a variety of terrains ranging from forest to field, and a boundary bordering 1,500 acres of Ute Mountain Tribe territory.

The Real Estate

Just 10 minutes from historic downtown Durango, the ranch has amenities that are uncommon in the area, including paved access, a variety of terrains from forest to field, and a boundary that abuts 1,500 acres of Ute Mountain Tribe territory. Despite the sense of seclusion created by the Property's unusual position, Hesperus ski resort is only minutes away, as are Purgatory, Telluride, and Wolf Creek for international-class skiing.

The Property is surrounded by stone terraces and paved driveways with snowmelt systems, while groomed landscaping includes water features, several ponds, hardscaping, and lush meadows with towering Pine and Scrub Oak trees. The La Plata Mountain range's dramatic panoramas abound; fact, they may be appreciated from practically every vantage point on this extraordinary property.

Ute Junction Ranch was completed in 2012 by Phillip Liederbach of Chicago's renowned Liederbach & Graham Architects. A magnificent entrance leads to a cobblestone courtyard salvaged from Chicago's municipal streets, and the creamy Minnesota limestone façade contrasts with Durango's expansive blue sky. Duck, elk, and deer freely walk the expansive area of the Property, adding to the quiet and peaceful mood that surrounds this extraordinary estate.

The main home has seven bedrooms, seven full and one half bathrooms, as well as a gourmet kitchen, a temperature-controlled wine room, several sitting spaces, six fireplaces, and an elevator. On the Property, there are two distinct houses with three bedrooms, two bathrooms, and linked two-car garages for long-term visitors or live-in workers. Roof ice melt prevention, in-floor radiant heat, on-site water treatment, security, Lutron lighting, and a natural gas-powered generator are all included in the robust maintenance systems.

Additionally, two heated barns/shops with enough storage for automobiles and equipment, as well as a horse barn with fenced pasture, are included. The property is enclosed and cross-fenced, allowing horses, cattle, goats, and other animals to roam freely. Three approved wells, two water taps acquired from the upcoming Animas La Plata Water Project, two lined ponds, and access to the Brown Brothers Ditch and Pine Ridge Ditch, which are utilised to irrigate the Property's crops, are included in the water rights.

The Neighborhood

DURANGO, COLORADO

Durango, located in southwest Colorado, has a long history as a frontier mining town. The community was founded in 1880 to service the San Juan mining sector. Former Colorado governor Alexander Hunt named it after a city in Mexico he loved while on a reconnaissance expedition for the Denver and Rio Grande Railroad. Durango is currently renowned for its abundance of outdoor leisure opportunities and breathtaking geographical beauty. Mountain bikers, rafters, kayakers, horseback riders, rock climbers, hikers, campers, hunters, and fishers are lured to the San Juan National Forest's two million acres and the San Juan mountains, the Rockies' greatest range. Within minutes of Durango, several trailheads are accessible, including Missionary Ridge and the steep Weminuche wilderness region (the largest wilderness in the state of Colorado). There is an abundance of outdoor activities, and with 300 days of sunlight each year, even the most ardent outdoor enthusiasts will be satisfied.

According to local legend, Durango has more restaurants per capita than San Francisco — and there are definitely plenty of alternatives ranging from breweries to fine dining. Additionally, there is a wealth of live entertainment, ranging from performances in the Fort Lewis Concert Hall to Music in the Mountains, an excellent summer classical music event. With over 500 establishments in the Durango region, ranging from stylish boutiques to galleries, the local retail culture offers enough to explore. Purgatory, a Durango Mountain Resort, offers easy access to skiing in the winter and hiking, fishing, rafting, and horseback riding in the hot months. The Glacier Club, a world-class private club and community, is located nearby. It has two 18-hole golf courses. The courses (the Mountain Course, designed by Todd Shoeder and Hale Irwin, and the Valley Course, designed by Arthur Hills) are difficult, but the clubhouse and facilities are first-rate. There are equity memberships available.

THE REGION OF THE FOUR CORNERS

The Four Corners area in the southwestern United States is called after the quadripoint where the borders of the four states meet. It encompasses the southwestern corner of Colorado, the southeastern corner of Utah, the northeastern corner of Arizona, and the northwestern corner of New Mexico. The majority of the Four Corners area is occupied by Native American nations, including the Navajo Nation and Hopi, Ute, and Zuni tribal reservations. The area is sparsely inhabited, with the main cities being Farmington, New Mexico, and Durango, Colorado. Acquired from Mexico in 1834 after the conclusion of the Mexican-American War, the territory is a portion of the Colorado Plateau, which influences weather patterns across the central United States.

Along with the monument commemorating the meeting of the four republics, the region is renowned for its ancient sites, desolate landscapes, and breathtaking walks and drives that highlight the country's outstanding national parks. Mesa National Park, Ute Mountain Tribal Park, Canyons of the Ancients National Monument, and Hovenweep National Monument are just a few of the attractions that captivate tourists and inhabitants alike with their panoramic vistas of the mountains and woods. Apart from the parks in the surrounding vicinity, Four Corners is also close to the Grand Circle, a region in the southwest with the highest concentration of national parks and monuments in the country.
