18th March 2022, Dubai, United Arab Emirates - Luxhabitat Sotheby's, Dubai's foremost distributor of luxury real estate, has sold a brand new ultra-luxury home in Emirates Hills for 75 million AED. This comes on the heels of their record-breaking sales results of 750 million AED in 2021.
Leigh Borg, Managing Director of Luxhabitat Sotheby's International Realty, who concluded the deal, said,
"Emirates Hills is back on the map with record high property prices owing to increased demand and restricted supply, living up to its moniker as the 'Beverly Hills of Dubai.'"
Borg has sold and transferred homes totaling AED 257 million and has been the top agent in Emirates Hills for the previous four years in terms of number of sales transactions and value.
The exclusive neighbourhood continues to attract high-net-worth people and foreign purchasers from Germany, Switzerland, France, Russia, Italy, India, and the GCC. International investors see Dubai as a secure and stable economy in which to invest, especially in high-value properties accessible in regions such as Emirates Hills, Palm Jumeirah, Al Barari, and Jumeirah Bay Island.
Leigh Borg himself sold the gorgeous property in 2021 and resold it in 2022. It was developed by renowned architects KOBI KARP and has a built-up size of 30,000 square feet, making it one of the most luxurious villas in Dubai.
Everything in the mansion, from the chandelier with over 500 hand-blown glass spheres and crystal butterflies designed and executed by 'Preciosa,' to the 50-year-old Bonsai tree, was planned and executed diligently by top designers using high-end finishes, handcrafted materials, and custom-made furnishings. It was definitely worth the price.
"As a result of the strong demand, some sellers have spent much in repairing or, in some instances, entirely destroying and reconstructing houses to match the criteria of the current high net worth purchasers. The robust start to 2022 has been mostly driven by increasing demand in the ultra-high-end property category from wealthy purchasers focusing on profitable secondary markets. So far in 2022, over 13 Emirates Hills villas have been sold for a total of AED 458.5 million, with an average transaction price of AED 35.2 million.
