There has evidently been a huge change across multiple sectors due to the ongoing pandemic which has led to businesses having to change and improvise and their services as per the current scenario.

One of the main changes that was imposed globally was the concept of working from home. The idea of working out of an office space was quickly replaced to accommodate a safe and conducive environment for employees.

This led to a challenging time for property investors, owners and agents who had to take this change in their stride and work around it.

With this switch from office spaces to residential homes, the interest in types of property also changed.

Clients are more invested in looking at residential properties that feature a secure environment with protective amenities that can help with keeping the space safe and sanitized as opposed to focusing on the availability of luxurious resources, which has quickly become a secondary concern.

Need of The Hour

While luxurious appliances and services have always been something the customers want to attain when it comes to buying a space, buyers today have a slightly different approach to that.

Instead of looking for grand interiors or lavish designs, they are looking to buy spaces that can accommodate expanded living with safe distance, high-tech services to provide effective sanitization and contactless entry.

Many of these changes were already being imposed by others, with the virtual doorman system and frequent sanitization of doorknobs and lift areas.

With such changes becoming an integral part of the ‘new normal’, some buildings are also moving from a traditional lobby design to having a more open-air lobby structure, to enhance safe distance amongst people.

New Updates

People’s expectations and requirements have seen a drastic change in the past year. Luxury rental units are adding features that cater to this requirement, such as high-speed Wi-Fi access to support the new work-from-home move.

When it comes to pre-existing office spaces, they will most likely be converted into custom spaces or will be turned in to a private call box, which will feature a private soundproof space equipped with video call, Bluetooth, speaker and internet facilities for residents to use.

The requirement for services like outdoor pools and attendants has quickly shifted and residents now have a demand for change in terms of stringent cleaning facilities, frequent sanitization and overall cleanliness.

Although these changes came out of the blue, requiring property developers to cater to them in order for their business to thrive, it is essential to note that the kind of facilities being provided strike the right balance between what customers may need now along with their requirements in the long run.

In the meantime, features such as anti-microbial flooring, sanitized entrance and exits, using air filtration systems and adding UV lights to air ducts can immensely help in keeping the space clean and disinfected.

Therefore, what is essential is to find the right balance to serve renters with what they currently need while keeping in mind their needs of the future and finding the right spot between the two, in order to remain practical and cost-effective.
